Summer is approaching quickly, and it will be blisteringly hot outside before you realize it. Even though you and your family will likely be enjoying the sun, your house may not be able to handle it. It is important to pay close attention to the maintenance of your home and property to ensure that everything stays safe and undamaged. Here are five maintenance tasks for your home and property that you would be wise to complete before the summer hits.

1. Get Your HVAC System Inspected

The summer season is the worst time to have issues with your air conditioning unit. HVAC service companies are incredibly busy during these months, leaving you in an unventilated space with no air circulation should your air conditioning unit experiences issues.

However, if you take good care of your HVAC system, you shouldn’t have any issues when it matters the most. Regularly tuning up your air conditioning unit is key to ensure there won’t be any issues when it matters the most.

2. Inspect Outdoor Plumbing

Maintaining your outdoor plumbing system, including your sprinklers and spigots, is a good idea any time of the year. However, a working irrigation system is especially important in summer to ensure your lawn stays healthy through the scorching weather.

Summer months often bring rainstorms — sometimes incredibly heavy ones — and these can create large problems. It is important to inspect your home to make sure it isn’t susceptible to storm damage or flooding, which can cost you valuable time and money.

Look specifically for any cracks or holes in the foundation of your house that water could enter through. It is also critical to clean out your gutters, to ensure that water flows away from your home instead of directly into it.

5. Protect Your Windows

In summer, your home is susceptible to the “greenhouse effect,” when sunlight and heat streams through your windows and becomes trapped inside your house. This creates immense heat and humidity, which is an absolute nightmare.

The best way to remedy this is by replacing single pane windows with insulated double pane ones, which will keep a high percentage of the solar heat out of your home. However, this is a job for professionals. Protective window covers would also work, though they are less effective.
